Question: Can I make changes to my home or property? It's mine!
Answer: When you willfully sought out to purchase your home in a HOA community, you agreed to follow the established rules, bylaws, covenants, guidelines, and the governance of the HOA Board of Directors.
You can make changes to remodel and update the interior of your home without the HOA inspection, however all changes to the exterior of your home must be pre-approved in advance by the ACC committee. This includes but is not limited to building a new or modifying a fence, adding to your driveway, changing the siding or paint color, adding storm or security doors, awnings, add-ons, and some landscaping, etc.
Before you invest in any changes that may affect the uniformity and property values of our community, you must first fill out an ACC form to get approval to change any exterior items. You can find this form on the website navigation menu under "ACC Guidelines and Restrictions". You can be fined, taken to court, and will not be able to sell your home until you are in compliance with our community guidelines.
Question: When is the due date for HOA dues?
Answer: HOA dues is due annually no later than January 31st of each calendar year. You are able to make payments EARLY or pay early so that it is paid in full by the due date. It is important that each homeowner pays their dues on time every year.

Question: Why does the HOA dues increase?
Answer: Our annual HOA dues is among the lowest in our area. Our HOA dues funds our community budget that pays for all our community landscaping, snow removal, electricity for common areas and street lights, insurance, attorney fees, property management fees, community repairs, tree maintenance, communication and mailings, security patrol, and crime prevention initiatives. These costs have increased with inflation, but our property values have also increased. That is expected over time.
